THE PURCHASE CONTRACT

 
   

Personally present and thoroughly explain to you all offers.

  • Make sure personally that all buyers are qualified to buy.
  • Go over in detail all provisions of Purchase Contract
  • Make sure timing is correct and it will fit into your plan to move
  • Make up a new expense form showing you exactly what you will net from this contract.

Negotiate the best price and terms of the purchase contract with your buyer

  • Each of our agents has proven contract skills with many years of Real Estate negotiating experience.  With many learned techniques, WE KNOW how to arrive at an accepted purchase contract that mutually benefits you and your buyer.

Follow through with financing, inspections, etc., all the way to closing.

  • Communicate with appraiser to get comparable sales to make sure there are no problems with the appraisal
  • Communicate with home inspector, making sure that any questions are addressed, and follow through with buyers, Realtor, etc., to handle problems, if any, that may arise from the inspection.
  • Furnish you with my preferred contractors for the best service and pricing for inspection repairs
  • Order title search to make sure that there are no liens, encroachments, or easements that may hinder sale, and that a reissue rate is given if applicable.
  • Order payoff of mortgage and give proper notice to present lender to make sure there is no prepayment penalty.
  • Obtain pre-approval letter according to the contract
  • Make sure that lender is doing their job and stay in touch with lender all the way through to loan approval.
  • Always let you know what is going on with the “in contract” process.

Help you find your new house and make sure closings are set back to back.  Coordinate possession timing, so there is no double move.

 

CLOSING YOUR TRANSACTION

 
   

Schedule your closing at a convenient time for you and your buyers.

Review with you beforehand the closing statement so you are comfortable with all figures and they are what you expect.  Make sure closing goes smoothly & all concerns are taken care of.

Accompany you to the closing & review all closing papers with you.

Coordinate the changing of utilities, final readings, keys.
