WHY USE A REALTOR WHEN YOU BUILD?
When buyers walk into a builder's model home or talk to a builder about building a new home, it does not often occur to them that it might be wise to use a Realtor. Many people think - incorrectly - that A Realtor's expertise is in resale, not new construction. "Why would we need a Realtor"? Let's address this question first. It does not cost you more to have a Realtor represent you in the purchase of a new house. Builders do not discount the price of a house if you buy directly from them. They are accustomed to dealing with Realtors and realize that a good Realtor can play an important role in the process.
Now, to get back to the initial question, why would you use a Realtor when you are building a home? Remember, the builder's sales representative represents the builder - NOT YOU. It is to your advantage to have your own advocate to advise you along the way, and represent you should problems arise.

If you do not choose to use the builder's financing, we can help you find alternative financing and help you evaluate the long-term ramifications of different financing options. If you are buying a "spec" home, as opposed to building a new one, we can negotiate for you, often saving you thousands of dollars.

What amenities will bring you the best price when you sell the house? What factors are important in selecting a lot? How are the neighboring properties zoned? Are there deed restrictions to be considered? How high will your monthly payment be three years from now? Are the warranties transferable when you sell? Another example - if you are planning to live in your new home for only a few years, we may advise you to avoid the first phase of a development; otherwise, when you sell the home, you will be competing with the builder, who may be selling Phase 3 at that point. If that happens, your resale price could suffer.
